Galio Group Launches Construction of Remarco Business Centre in Former Audėjas Factory Site

Real estate developer Galio Group has commenced construction of a new business centre within the former Audėjas factory site in Vilnius. The company has signed a contract worth more than EUR 40 million with general contractor Conres for the implementation of the first phase of the Remarco mixed-use development.

The Remarco project is being developed on the site of the former Audėjas textile factory in Vilnius’ Markučiai district. Planned on a 2-hectare site, the development will comprise approximately 30,000 sq. m of above-ground gross floor area and will be delivered in two phases.

The first phase will include the project’s commercial component – a 17,000 sq. m business centre with retail premises – while the second phase will deliver a residential quarter comprising 230 apartments. The project was designed by architectural practice Aketuri Architektai.

“We are launching the commercial phase of the project in response to strong demand in this location. Remarco has already attracted significant interest from potential tenants, and negotiations are currently underway for approximately 8,500 sq. m of office space, representing around 50% of the commercial area,” says Nerijus Maknevičius, CEO of Galio Group.

“Although the office market is currently facing certain challenges, we feel confident given our extensive experience in developing and managing office properties. For several years, we have closely followed the rapid transformation of the Markučiai district, observing steadily growing demand for both residential and commercial space. We now see a clear window of opportunity to move forward with the project.”

To accommodate the needs of both large corporations and smaller businesses, Remarco will offer flexible office premises starting from 150 sq. m, with layouts that can be easily adapted to tenant requirements. Retail units will be available from 50 sq. m.

The development will feature rooftop terraces overlooking Vilnius’ Old Town, as well as a landscaped internal courtyard designed for relaxation and informal meetings. The ground floor of the business centre will house a grocery store alongside retail, food and beverage, and service-oriented premises.

According to Ernestas Šeženis, CEO of Conres, projects of this scale developed on former industrial sites require particularly precise planning, from construction scheduling and workflow management to logistics solutions within a dense urban environment.

“Our responsibility is to ensure a clear construction sequence, consistent quality control and strict safety standards throughout the project. At Remarco, we will place particular emphasis on logistics management, noise reduction and dust control to minimise disruption to neighbouring communities. Our goal is to maintain the highest standards at every stage of the project, from construction practices through to the final result,” says Šeženis.

Maknevičius notes that Remarco is being developed in one of the most strategically attractive locations in eastern Vilnius, adjacent to the historic city centre.

“Traffic congestion and commuting conditions here are considerably more favourable than in the Konstitucijos Avenue business district and its surrounding areas. As a result, residents of the Old Town, Paupys, Rasos and Kalnėnai neighbourhoods will find it particularly convenient to access workplaces in this part of the city,” he says.

Remarco will contribute to the continued development of a rapidly evolving urban district where quality living, modern workplaces and attractive business environments come together within a single destination.
