The Remarco mixed-use development will be delivered in two phases. The first phase will comprise a business centre offering approximately 12,000 sq. m of office space and 5,000 sq. m of retail premises, while the second phase will introduce a residential quarter with 230 apartments.
Remarco is one of the largest urban regeneration projects currently being developed in Vilnius. Located on the site of the former Audėjas factory at Drujos Street 2 in the rapidly transforming Markučiai district, the project will deliver approximately 30,000 sq. m of above-ground gross floor area across a 2-hectare site.
The development will make a significant contribution to the ongoing regeneration of Markučiai and the neighbouring Paupys district, helping to complete the transformation of this part of the city into a vibrant mixed-use urban destination.
“For several years, the Markučiai district has been undergoing rapid growth and transformation, evolving from a former industrial area into a modern urban neighbourhood,” says Nerijus Maknevičius, CEO of Galio Group.

The project will be implemented in two phases. The first phase will focus on the commercial component, comprising office and retail space, while the second phase will deliver a residential neighbourhood with 230 apartments.
The project has been designed by architectural practice Aketuri Architektai.
According to Gintarė Rapalienė, Leasing Manager at Galio Group, the business centre will be developed in line with BREEAM Excellent certification requirements and will stand out not only for its contemporary architecture but also for its functionality and adaptability to evolving workplace needs.
“The business centre will feature flexible floor plans, allowing tenants to lease office space from 130 sq. m upwards. This flexibility will make the project attractive to both smaller companies and larger occupiers seeking substantial office space. Private rooftop terraces with panoramic views of Vilnius’ Old Town have been incorporated into the design, alongside a landscaped internal courtyard with dedicated relaxation areas. The ground floor will accommodate retail, food and beverage, and other service-oriented premises,” says Rapalienė.
