The office park Complex ‘S7’ was issued another BREEAM certificate – auditors assessed more than 60 sustainability aspects

The third business centre developed by Galio Group in the office park ‘S7’ received the international  ‘New Construction Excellent’ BREEAM certificate – this means that in addition to being energy-efficient and environment-friendly the building guarantees high level of comfort for people working in it. Construction works of the fourth business centre ‘S7’ are continuing smoothly with additional precautionary measures taken during the quarantine period.

Construction works of the third office building ‘S7’ named ‘DC Valley’ were finished in November 2019 and its furnishing was completed in December 2019. The business centre was transferred to the lessee and will host employees of the Global Service Centre of Danske Bank. Investments in class A energy efficiency 6-storey and 29 500 m2 total area business centre amount to EUR 37 million.

‘We have set a very high quality bar for the development the office park ‘S7’ which we and the developer Mitnija are achieving increasingly more confidently with each building. Special attention in this office building is devoted to the acoustic comfort, amount of natural light in workplaces, air conditioning and air humidifying systems and different shared spaces. BREEAM auditors assessed more than 60 aspects of sustainability of the building’, – says Aurimas Martinkėnas, Commercial Projects Director of Galio Group.

The procedure of assessment of new buildings seeking the sustainable buildings’ certificate according to BREEAM (Building Research Establishment Environmental Assessment Method) consists of two parts. In the first stage, the technical design of the building is assessed, and in the second phase after completion of construction works the audit is performed and the final certificate is issued.

Evaldas Savickis, the Director of the audit company VESTA Consulting which conducted the audit says that the team of sustainable development consultants and engineers was involved in the development process of the business centre in the early stage of the building’s design. This allowed applying the engineering and architectural solutions that conform to the highest global standard requirements.

‘Solutions were selected after conducting the behavioural analysis of the building and people by applying analytic modelling and simulation methods. In addition to reducing energy consumption, the introduced modern systems ensure lower noise level, acoustic comfort, convenient system control and safety. Furthermore, I would like to emphasise the concerted work of third parties and the whole team’s engagement – this project was full of challenges; however, acting in observance of high standards the high result of BREEAM was achieved’ , – notes V. Constructions of stage four are going on smoothly

At present, Galio Group is developing the fourth and last business centre in the office park ‘S7’. The last stage, likewise the whole park, is implemented by the company Mitnija. Completion of constructions is scheduled for the second quarter of 2021.

‘Constructions are carried out according to the schedule. Of course, COVID-19 pandemic brought changes into work processes. Many meetings are arranged remotely, we have provided for a larger number of workers’ cabins to reduce the number of workers changing clothes at the same time. Special attention is given to cleaning, ventilation and disinfection of all premises – we appointed the employees in charge of these operations, hired a cleaning company and instructed its staff to carry out continuous disinfection of surfaces, door-handles, etc. We also appointed employees responsible for monitoring the health of staff and the implementation of requirements of the World Health Organisation and Ministry of Health of the Republic of Lithuania. We have streamlined the supply of materials and equipment to ensure that they reach the object constructed by us at the agreed time’, – says Nerijus Sabonis, the Project Manager of Mitnija.

The fourth stage of the office park ‘S7’ is being developed in observance of high BREEAM standards  in order to obtain the ‘New Construction Excellent’ BREEAM certificate. In the middle of the last year, this building was hired by Danske Bank.
